Landlord's Guide: Clearing a Rental Property Between Tenants
Every empty week between tenants costs money. When a tenant leaves furniture, bags of rubbish or a shed full of junk behind, the fastest route to re-letting is a professional end-of-tenancy clearance. Here's how landlords and agents across Dublin and Leinster use ours.
1. Photograph everything before it moves
Take dated photos of every room as the tenant left it. They're useful for deposit discussions and they're exactly what we need for a fixed quote — send them on WhatsApp and you'll have a price the same day.
2. Tell us what stays
If the property is let furnished, list what belongs to you (beds, wardrobes, white goods) so the crew knows what stays and what goes. Everything else — abandoned furniture, mattresses, bagged waste, balcony and shed contents — is removed.
3. Access and building rules
For apartments, tell us about lifts, loading bays, parking restrictions and management-company rules. We regularly clear units in city-centre developments and can work within booked time slots.
4. Turnaround
Most rental units are cleared in a few hours. We can often book within a couple of days, and same-day or next-day where possible. The property is swept before we leave.
5. Cleaning, carpets and the small repairs
Clearance and cleaning are different jobs, but they're usually needed together. Our sister companies Spotless.ie (end-of-tenancy cleaning) and CarpetCleaningService.ie can follow straight after the clearance so the property is photo-ready.
6. Repeat properties
If you manage several units, we can keep your access details and standing instructions on file so each turnaround is one message: "Unit 4 is empty — same as last time."
