House clearance can be emotional, time-consuming and overwhelming — whether it follows a bereavement, downsizing, a move, or a property that has simply filled up over the years. At PropertyClearance.ie our house clearance service is designed to make the whole process as smooth and stress-free as possible.

We handle everything: sorting and removing furniture, appliances, personal belongings and unwanted items, then disposing of rubbish responsibly and recycling wherever we can. Our experienced team works quickly, efficiently and discreetly, and leaves your home clean, organised and ready for its next use.

Whether it's a single room, an attic, a garage or a full residential property, we offer flexible scheduling to suit you. Every item we remove is disposed of safely and in compliance with waste regulations, so you can reclaim your space with complete peace of mind.

What's included in our house clearance service?

  • Removal of unwanted furniture, appliances and general household waste
  • Attic, garage, shed and outbuilding clear-outs
  • Sorting and loading — no need to box or bag anything in advance
  • Careful handling of personal, sentimental or valuable items (set aside for you to check)
  • Basic sweeping and tidying of the cleared areas
  • Responsible disposal, recycling, or donation of usable items

Who this service is for

  • Preparing a property for sale or letting
  • Bereavement and probate clearances
  • Downsizing or moving house
  • Landlords clearing a property between tenants
  • Executors, solicitors and estate agents managing a property
  • Anyone who simply wants the clutter gone

What a full house clearance involves

A full house clearance means we take a property from 'full' to 'empty and swept' in one visit. The crew works room by room — kitchen, living areas, bedrooms, bathrooms, hall and landing, then the attic, garage, shed and garden — removing furniture, white goods, carpets and curtains if you want them gone, boxes, bags, clothes, books, ornaments and the general clutter that builds up over a lifetime in a home.

You don't need to prepare anything. There's no bagging, boxing or dismantling to do beforehand: we bring the tools, the trolleys, the bags and the trucks. If you'd like to keep certain items, tell us or label them and we'll work around them. Anything that looks personal — photographs, documents, jewellery, cash — is set aside for you rather than loaded.

Part clearances and single rooms

Not every job is a whole house. We regularly clear just a garage, an attic, a spare bedroom that has become a dumping ground, a kitchen before a refit, or the contents of one room after a relative moves into care. Part clearances are quoted in exactly the same way — from photos, with a fixed price — and can usually be done in a couple of hours.

If you're not sure how much needs to go, send us photos of everything and we'll quote for the full job and for the parts separately so you can decide.

How we price a house clearance

Every quote is based on two things: the volume of material to be removed, and how easy it is to get it out. A three-bed semi with a driveway and average contents is a very different job to a top-floor flat with no lift or a house that has been hoarded for twenty years, so we don't give a one-size-fits-all rate.

The fastest way to a price is a few photos of each room on WhatsApp. If the property is very full, or you'd rather we saw it in person, we'll arrange a quick visit. Either way you get one fixed price in writing that covers labour, transport and all disposal — there's nothing added afterwards.

Where the contents go

Reuse and recycling come first on every clearance. Furniture and household goods in usable condition are donated or passed on where possible; wood, metal, cardboard, paper and electrical items are separated for recycling; textiles and books go to reuse where we can; and only the residual waste goes to licensed waste facilities. We're fully insured and we handle disposal in line with waste regulations, so you never have to worry about where things ended up.

House clearance for executors, agents and landlords

A large share of our work comes from people managing a property on someone else's behalf — executors and solicitors dealing with an estate, estate agents who need a house presentable for viewings, and landlords turning a property around between tenants. For these jobs we can work from keys, send photos before and after, and return keys wherever you need. See our bereavement clearance and end-of-tenancy clearance pages for more detail.

House clearance in Dublin, Kildare and across Leinster

We're based in Athy, Co. Kildare and work in Dublin every day, so a house clearance anywhere in the city or county is a normal run for us — from Swords, Malahide and Howth on the north coast, through Drumcondra, Cabra and Castleknock, to Rathmines, Terenure, Dundrum, Blackrock and Dún Laoghaire on the southside, and Tallaght, Clondalkin and Lucan in the west. Kildare, Laois, Carlow, Kilkenny and Wicklow are all covered at local rates. See house clearance Dublin, Kildare, Wicklow or the full list of areas for your local page.

What happens on the day

The crew arrives at the agreed time with the truck, trolleys, tools and bags. We walk the property with you (or follow your written instructions if you're not there), confirm anything that's being kept, and then start at the top of the house and work down so cleared rooms stay clear. Furniture is carried out whole where it fits and dismantled where it doesn't; loose items are bagged or boxed at the door; white goods and electricals are loaded separately for recycling. As each room empties we sweep it. At the end you get a walk-round — or photos if you're away — and the keys go wherever you've asked.

A typical three-bedroom house is finished in one day. If we've quoted for two days, the first day usually takes the bulk furniture and the second handles the attic, garage, garden and the final sweep.

How to prepare for a house clearance (you don't have to do much)

You don't need to pack, sort or dismantle anything. The only things worth doing beforehand are: take out anything you definitely want to keep, or label it clearly; look through drawers and wardrobes for documents, cash and jewellery if you'd rather do that yourself; and let us know about parking, keys, alarm codes and any neighbours who should be told a truck is coming. If a relative wants a few pieces of furniture, tell us and we'll either set them aside or deliver them locally on the same run.

What we can and can't take

We take furniture, beds and mattresses, carpets and curtains, white goods, TVs and electricals, books, clothes, kitchenware, ornaments, toys, tools, garden furniture, bikes, boxes, bags and general household rubbish — essentially the entire contents of a home. The only things we don't handle are asbestos and medical or clinical waste, which need specialist contractors, and paint, solvents, oils, chemicals, batteries and gas cylinders, which should go to a civic amenity site or hazardous waste collection.

Valuables, documents and sentimental items

In almost every house clearance we find things the family didn't know were there — photographs in the attic, a wedding ring in a drawer, old share certificates, a box of letters. Our crew is briefed to stop and set these aside rather than load them, and we hand them over at the end of the job. If you've asked us to look out for something specific, we will. Where families want to check items before they go, we work at your pace and let you look through each room first.

House clearance vs. hiring a skip

A skip works if you have a driveway, a permit, a week to fill it and someone to do the lifting — and it still won't take mattresses, fridges or TVs without extra charges. A house clearance replaces all of that with one visit: we bring the trucks and the crew, load everything ourselves, separate what can be reused or recycled, and you pay one fixed price for the whole job. For most homes it works out no dearer than a couple of skips and it's done in a day rather than a fortnight. We've written a fuller comparison in our guide house clearance vs skip hire.

Insured, permitted and accountable

PropertyClearance.ie is operated by Krystal Klean Express Limited, an authorised waste carrier holding Waste Collection Permit No. NWCPO-25-13287-01, and we're fully insured for the work we do in your home. That matters: waste that's collected without a permit and dumped illegally can be traced back to the householder. With us you get a legitimate company, a written quote, and confirmation that the contents went to licensed facilities, reuse or recycling.

Would highly recommend Ciprian! Himself & his colleague did an excellent job on a house clearance recently. They were extremely thorough, professional & efficient. They arrived promptly & there was good communication with Ciprian who was easy to contact. A job well done.

Ciprian and Will arrived bang on time and did the attic clearance in less than 2 hours. Perfect job, everything taken away and hall carpets hoovered afterwards.

Thanks so much to Krystal Klean express Limited who made a daunting task manageable. We had to clear out our grandparents house, who were hoarders… With artefacts from the early 1900’s! There was excellent communication from the first inquiry to the days before the job itself and afterwards to check on our satisfaction . The lads were punctual, hard-working, good humoured, respectful of the family history and dynamics, and we’re not perturbed by any of the wildlife or vintage alcohol found in the house! Although the job was bigger than they originally anticipated, they were quick to adapt their plans and kept to the original quote. Job done in a day and a half! It would have taken our family weeks to do! 100% recommend!

House Clearance — frequently asked questions

How long does a house clearance take?
Most standard house clearances are completed in one day. Larger properties, or homes with years of accumulated belongings, may take a day and a half to two days — we'll tell you before we start.
Do I need to be present during the clearance?
No. Many customers give us access and clear instructions and we take it from there. If you'd prefer to be there to check items as we go, that's welcome too.
What areas do you cover?
Dublin (city and county), Kildare, Laois, Carlow, Kilkenny and surrounding areas across Leinster. We're based in Athy, Co. Kildare.
How much does a house clearance cost?
Every job is different, so we price each clearance individually based on the volume of items and access to the property. Send us a few photos and we'll give you a free, no-obligation quote — with no hidden costs.
What happens to the items you remove?
Items are sorted after every clearance. Reusable furniture and goods are donated where possible, recyclable materials go to recycling facilities, and the remainder is disposed of through licensed waste facilities.
Can you clear the house if it's still furnished?
Yes — a full house clearance covers everything from beds, wardrobes and sofas to white goods, carpets, curtains and the contents of cupboards, sheds and attics.
Can you clear a house that is very full or hoarded?
Yes. Heavily cluttered and hoarded homes are a regular part of our work. We allow more time, bring a bigger crew and sort carefully so nothing important is lost. See our hoarder clearance page.
Will you take carpets, curtains and fitted items?
Yes — carpets, underlay, curtains, blinds, and free-standing kitchen units or wardrobes can all be included. Let us know when you request a quote so we allow for the time.
Do you clear the garden, shed and garage as part of a house clearance?
Yes, all of them can be included in the same visit so the whole property is done at once.
Is the house clearance service insured?
Yes. PropertyClearance.ie is fully insured for the clearance work we carry out.
Do you work weekends?
We work Monday to Saturday, 8am to 5pm, and are closed on Sundays. Domestic clearances are done within these hours; for offices and commercial sites, out-of-hours slots can be arranged when the building, parking or access needs it.
Do you clear houses in Dublin as well as Kildare?
Yes — Dublin city and county is where most of our house clearances happen. We're in Dublin every working day.
Can you clear a house before the estate agent's photographs?
Yes. Tell us the date and we'll clear and sweep the house beforehand so it photographs well.
Do you take mattresses, TVs and fridges as part of a house clearance?
Yes. They're all included and are recycled through the correct channels rather than sent to landfill.
What if there's more in the house than the photos showed?
It happens — attics and garages surprise everyone. If the volume is significantly more than quoted, we'll tell you on the day before continuing, and agree any change with you first.
Can you clear a house with tenants or family still living in it?
Yes. Partial clearances of occupied homes are common — we work around the people and the rooms in use.

What we can't take

We cannot take paint, solvents, oils, white spirit, weedkiller, chemicals, batteries or gas cylinders; take them to a civic amenity site or a hazardous waste collection, and we clear the rest. If you're unsure about an item, ask when you request a quote.
