Clearance services in Dublin

House clearance in Dublin — what we do

PropertyClearance.ie provides professional house clearance across Dublin city and county: full house clearances before a sale, bereavement and probate clearances for families and executors, hoarder clearances, apartment clearances, attic, garage and shed clear-outs, storage unit clearances and end-of-tenancy clearances for landlords and letting agents. Our crew does all the lifting, loading and sweeping — you don't need to bag, box or move anything.

We're in Dublin every working day with our own trucks. From Swords, Malahide and Balbriggan in Fingal to Tallaght, Clondalkin and Lucan in the west, from Drumcondra, Glasnevin and Clontarf on the northside to Rathmines, Terenure, Dundrum, Blackrock and Dún Laoghaire on the southside — if it's in Dublin, we clear it. Every part of the county has its own local page: see the Dublin areas list below.

Dublin property types we clear every week

Dublin's housing stock is varied and each type brings its own job. Victorian and Edwardian redbricks in Dublin 6, 6W, 7 and 8 have high ceilings, steep stairs, basements and attics full of a century of belongings. 1930s–1960s semis in Crumlin, Drimnagh, Cabra, Raheny and Kimmage are family homes cleared after a parent passes or moves into care. Apartments in the Docklands, Sandyford, Tallaght, Santry and Dublin 1, 2 and 4 involve lifts, loading bays and management companies. Ex-council houses, cottages, mews houses, converted flats and new estate homes in Fingal and South Dublin round it out. We've done them all.

Parking, permits and access in Dublin

Access is the thing that most affects a Dublin clearance. On-street permit parking in Dublin City Council areas, narrow terraced streets with no side access, apartment blocks with restricted loading times, and cul-de-sacs where a truck has to reverse in are all normal for us. We plan loading around the street, keep vehicles moving so neighbours aren't blocked, and where a parking suspension or loading-bay booking is needed we'll tell you in advance. For apartments we co-ordinate lift bookings with the management company.

Bereavement and probate house clearances in Dublin

A large share of our Dublin work is clearing a family home after a bereavement. Executors, solicitors and families living abroad often need the house cleared and presentable for viewings without being there themselves. We can work from keys, set aside photographs, documents and anything personal, send before-and-after photos, and return keys to a solicitor or estate agent. Usable furniture and belongings are donated where possible — many families find that reassuring. Read more on our bereavement clearance page.

Landlords, letting agents and end-of-tenancy clearances

Dublin's rental market means a steady stream of properties that need clearing between tenants: abandoned furniture, mattresses, bags of rubbish and a fridge that hasn't been opened in months. We turn rental houses and apartments around fast — often next-day — with dated photos for deposit records and written confirmation for your files. See end-of-tenancy clearance.

Recycling and responsible disposal in Dublin

Reuse and recycling come first on every Dublin clearance. Good furniture and household goods are passed on for reuse or donation; wood, metal, cardboard, paper and textiles are separated; electricals go to WEEE recycling; and only residual waste goes to licensed waste facilities. PropertyClearance.ie is operated by Krystal Klean Express Limited, an authorised waste carrier (Waste Collection Permit No. NWCPO-25-13287-01), and we're fully insured — so you can be confident your clearance is done legally and properly, which is not something every 'man with a van' in Dublin can say.

How much does a house clearance cost in Dublin?

There's no flat rate because no two Dublin houses are the same. The price depends on the volume of contents, the size of the property, access (stairs, lift, parking, distance to the truck), and whether anything unusual is involved — a hoarded home, hazardous items, or a garage full of heavy tools. What we can promise is a fixed price up front: send photos of each room on WhatsApp to 083 090 4545 or use the quote form, and you'll have a written quote that covers labour, transport and all disposal. No hourly clock, no extras on the day. For a fuller explanation see our guide to what affects house clearance cost in Dublin.

How quickly can we clear a house in Dublin?

Because we're in Dublin daily, we can usually offer a date within the same week and same-day or next-day for smaller jobs. Most standard three-bed houses are cleared in a single day; very full or hoarded properties may take two. If you have a completion date, a viewing or a handover, tell us and we'll work to it, including Saturdays.

A typical Dublin house clearance, step by step

It starts with photos — a few shots of each room sent on WhatsApp to 083 090 4545, or through the quote form. Within a few hours you have a fixed price. You pick a date; we confirm parking and access. On the day our crew arrives with the truck, walks the house with you or works from your instructions, and clears from the top down: attic, bedrooms, bathroom, living rooms, kitchen, hall, then the garage, shed and garden. Furniture goes out whole or dismantled; loose contents are bagged at the door; white goods and electricals are loaded separately for recycling. Each room is swept as it empties. You get a final walk-round or photos, and the keys go wherever you've asked. A standard three-bed semi in Dublin is finished in a day.

Dublin's period houses: redbricks, Georgians and converted flats

Clearing a Victorian or Edwardian house in Dublin 6, 6W, 7 or 8 is a different job to clearing a modern semi. Ceilings are high, wardrobes are enormous, stairs are steep and narrow, the return has a bathroom nobody's cleared for decades, and there's a basement and an attic at either end. Many were split into flats in the 1970s and are now being sold or brought back to a single home, which means several kitchens' worth of appliances and furniture. We bring extra crew and stair equipment for these houses and price them realistically rather than surprising you on the day.

Apartments and duplexes across Dublin

From the Docklands and Grand Canal Dock to Sandyford, Tallaght, Santry, Swords and the Beacon South Quarter, Dublin's apartment developments each have their own rules on moving days, lifts and loading bays. We deal with management companies every week, book lift slots where required, and use the underground car park where the height allows. For older walk-up blocks and converted flats with no lift, we allow the time and bring trolleys. Read more on our apartment clearance page.

Attics, garages, sheds and gardens in Dublin

Dublin's semi-detached homes have a garage that hasn't seen a car in twenty years, an attic reached by a folding ladder, and a shed at the back with no side access. We clear all of them as part of a full house clearance or on their own — see attic clearance, garage clearance, shed clearance and garden clearance. Everything comes through the house where there's no other way, with the floors protected.

Hoarder clearances in Dublin, handled discreetly

Hoarded homes exist on every Dublin street and we treat each one with respect. We work with families, HSE staff, housing officers and landlords to agree what stays, sort carefully for documents and valuables, restore safe access first, and use unmarked vehicles where discretion matters. Larger houses take two or three days. See our hoarder clearance page.

Storage units and offices in Dublin

It isn't only houses. We clear self-storage units at every Dublin facility so you can stop paying for them, and offices, shops and units across the city for businesses moving or closing. See storage unit clearance and office clearance.

Before and after: real Dublin clearances

The photos on this page are from our own jobs — not stock images. Cluttered living rooms, attics full of bags, storage units packed to the door, and the empty, swept rooms we leave behind. More on our reviews page, where you can also read what Dublin customers have said about us on Google.

Full house clearance or partial clearance?

Every job is either the whole property or just the part you need gone. Both are quoted from photos, both are done by our own insured crew — you choose how much goes.

Full clearance

Full house clearance

Everything out, every room swept. The right choice when the property is being sold, let, handed back or renovated, after a bereavement or probate, when a family is moving abroad or into care, or when a landlord needs a rental back to an empty shell.

  • All furniture, appliances, carpets and contents removed
  • Attic, garage, shed and garden included
  • Valuables and sentimental items set aside for you
  • Left empty and swept — ready for viewings, keys or builders
Full house clearance →
Partial clearance

Partial house clearance

You keep what you love; we take the rest. Ideal for staging a house for sale — clearing the clutter so the rooms photograph and view well — downsizing before a move, emptying one room, the attic or the garage, or removing the bulky furniture a tenant left behind.

  • Single rooms, attics, garages, sheds or selected items
  • Sort with us on the day — nothing goes without your say-so
  • Furniture delivered to family or storage in the same run
  • Usually done in a couple of hours

House clearance in Dublin — common questions

Do you cover all areas of Dublin?
Yes — every part of Dublin city and county: north, south, east and west, from the coast to the Dublin Mountains. Each local page below has details for your area.
How fast can you provide a house clearance in Dublin?
We offer same-day or next-day clearance appointments across Dublin where possible, and most jobs are booked within a few days. Standard houses are usually cleared in one day.
Is a house clearance cheaper than a skip in Dublin?
For most jobs, yes. There's no skip permit or parking space needed, we do all the lifting, and you only pay for what's removed.
Do you clear apartments in Dublin city centre?
Yes. We regularly clear apartments with lifts, stairs, permit parking and restricted loading times — just tell us about access when you request a quote.
Do you cover all of Dublin, including the city centre?
Yes — Dublin 1 to Dublin 24, Fingal, South Dublin and Dún Laoghaire–Rathdown. City-centre streets with permit parking and apartments with loading bays are all routine for us.
Can you clear a Dublin apartment with no lift?
Yes. Older blocks and converted houses without lifts are common in Dublin; we bring stair trolleys and allow the extra time in the quote.
Do you need a parking permit or suspension for a clearance in Dublin?
For most jobs we manage with normal loading. On some Dublin City Council streets a parking suspension makes the job faster — we'll tell you if we recommend one.
Are you an authorised waste collector in Dublin?
Yes. PropertyClearance.ie is operated by Krystal Klean Express Limited, holder of Waste Collection Permit No. NWCPO-25-13287-01, and is fully insured.
Can you clear a house in Dublin the same day?
Often, for smaller jobs — send photos early in the day and we'll tell you the earliest slot. Full houses are normally booked within the same week.
Do you offer house clearance in Dublin at weekends?
Yes, Saturdays are a normal working day for us and Sundays can be arranged for urgent handovers.
Which parts of Dublin do you cover most?
All of it, but we're most often on the southside and in Dún Laoghaire–Rathdown for bereavement and downsizing clearances, in the city centre and Docklands for apartments, and across Fingal and South Dublin for family homes and garages.
Do you clear period houses in Dublin 6 and Dublin 8?
Yes — Victorian and Edwardian redbricks, Georgian houses and converted flats are a large part of our Dublin work. We bring extra crew and stair equipment for them.
Can you clear a house in Dublin for an estate agent or solicitor?
Yes. We work from keys, send photos, provide written confirmation and return keys to the agent or solicitor — a service many Dublin agents use regularly.
Do you remove items from Dublin apartments with a management company?
Yes. We book lift slots and work within the moving hours the management company sets.
How much does a house clearance cost in Dublin?
It depends on the volume of items and access, not the size of the house on paper. A few boxes and a couple of pieces of furniture is a small job; a full three-bed house with a packed attic and shed is a full day for a crew and a truck. We give a fixed, no-obligation quote from photos before we start, and there are no hidden extras.
Do you charge for a quote or a visit?
No. Quotes are free. Most are done from photos sent by WhatsApp or through the form; for very large properties in Dublin we can arrange a quick site visit at no charge.
What do you take — and what can't you take?
We take furniture, beds and mattresses, white goods and electricals, carpets, curtains, clothes, books, boxes, garden and shed contents, garage junk and general household waste. We can't take hazardous waste: asbestos, chemicals, paint and solvents, oils, fuel, gas cylinders or clinical waste. If you're unsure about an item, just ask.
Do I need to be there on the day?
No. Many customers in Dublin hand over keys or arrange access and we work from written instructions, sending photos when the job is done. If you'd rather be present to check items as they go, that's welcome too.
Do I need to sort or bag anything before you arrive?
No. We do the sorting, lifting, bagging and loading. If there are things you want to keep, put them in one room or mark them clearly — or just tell us on the day and we'll set them aside.
What happens to photographs, documents and valuables you find?
Anything that looks personal, sentimental or valuable — photos, letters, jewellery, cash, documents — is set aside and handed to you before it leaves the property. It's one of the first things we look for in a bereavement clearance.
How long does a house clearance take?
A single room or attic: two to four hours. A typical two- or three-bed house: one day. Large, hoarded or heavily furnished properties: a day and a half to two days. We'll tell you before we start.
Can you clear a house in Dublin at the weekend?
Yes. We work Monday to Saturday, and Sunday or early-morning starts can sometimes be arranged for landlords, agents and families travelling from abroad.
Are you insured?
Yes — we're fully insured for the work we do in your property, and it's our own trained crew and trucks on every job, not subcontractors.
Where does everything go afterwards?
Every load is sorted. Furniture and goods in good condition go for reuse or donation where possible; metals, wood, cardboard and electricals are separated for recycling; appliances are handled under WEEE rules; and the remainder goes to licensed waste facilities. We aim to send as little as possible to landfill.
Can you clear a property for probate or sale in Dublin?
Yes. We clear properties for executors, solicitors and estate agents, leaving them empty and swept so they're ready for valuation, photographs or viewings. We can also arrange cleaning afterwards through our sister cleaning companies.
Is a house clearance cheaper than hiring a skip?
Usually, yes — for a full house you'd need several skips, a permit if it's on the road, and you'd still be doing all the lifting. We bring the truck, do the lifting and loading, and you pay only for what's removed.
Do you do small jobs — a single sofa or a few bags?
Yes. No job is too small. Single bulky items, a garage's worth of junk or a full house — the process is the same: send a photo, get a price, pick a date.
How do I pay?
Card, bank transfer or cash on completion — whichever suits. You'll have the fixed price in writing before we start.
