House Clearance in Celbridge for Landlords: Dealing With Tenant-Left Contents and Vacant Rentals

What a landlord or property manager in Celbridge can do when a tenancy ends and the property is left full: documenting it, deciding what is yours and what is not, clearing it and getting it back on the market.

Room with rubbish and debris left behind before an end-of-tenancy clearance

The tenancy has ended and the property is still full

Most tenancies end tidily. Some do not. A landlord arrives to find a mattress in the bedroom, a fridge full of food, bags of rubbish in the hall and furniture that was never theirs. Sometimes a tenant has moved out but left half their belongings. Sometimes the property has simply been vacated overnight. Either way the rental is not earning, the next tenant or buyer is waiting, and the question is what you are allowed to do with what is left.

This guide is written for landlords, letting agents and property managers with properties in Celbridge and the surrounding area. It sets out a sensible order of work, from documenting the property to getting it cleared and ready to let. It is practical guidance only, not legal advice. The rules on tenants' belongings and on ending tenancies are a legal matter, so check your position with a solicitor or the Residential Tenancies Board before disposing of anything you are not sure belongs to you.

PropertyClearance.ie is based in Athy, Co. Kildare, and clears properties in Celbridge and across the county. Our house clearance in Celbridge page covers the general service, and our end-of-tenancy clearance and property clearance pages cover the services in detail; this guide covers the situation a landlord is actually in.

Four situations landlords commonly face

The tenant has left and left things behind

The tenancy has ended, keys have been returned (or not), and what remains is anything from a few bags to a full set of furniture. This is the most common call we get from landlords.

The tenant has left abruptly

The property looks as though someone walked out mid-meal: clothes in wardrobes, food on the shelves, post piling up. Here the sequence matters most, because the legal position is less clear. See the section on belongings below.

The property has been vacant for months

A void rental, an inherited rental or a house that was bought with its contents. These often contain damp-affected items, accumulated post and an overgrown garden.

Planned turnover or refurbishment

Nothing has gone wrong; the landlord is simply refreshing the property. Old furniture, worn carpets, curtains and appliances are being replaced and need to go before the builders or decorators arrive.

The right plan differs a little for each, but the first step is the same for all four.

Step one is to document everything before anything moves

Before you call a clearance company, take your own record of the property as you found it. Date-stamped photographs and a short video of every room, the hall, the stairs, the garden and any shed or outbuilding are the most useful thing you can do. They support any deposit discussion, show the condition and volume of what has been left, and let a clearance company give you an accurate fixed price from a distance.

  • Photograph each room from the doorway, then take close-ups of anything damaged.
  • Photograph appliances and furniture that belong to you separately, so there is no doubt what is staying.
  • Note meter readings and the keys returned or missing.
  • Keep copies of any written communication about the tenant leaving, including messages and emails.
  • Record the date and time you entered the property and who was with you.

We also take dated before-and-after photographs of every room as part of the job, which you can keep on your file.

Whose belongings are they?

This is the question that makes landlords hesitate, and it is a fair one. The honest answer is that a clearance company cannot decide it for you. What we can do is make the situation easier to manage.

  • We follow your written instructions. You tell us what is yours and stays, what is going and what is to be set aside.
  • We set aside anything that looks personal. Identity documents, photographs, paperwork, jewellery, a laptop or anything that clearly matters to its owner is put to one side and reported to you rather than thrown away.
  • We do not decide legal questions. If you are unsure whether you can lawfully dispose of items, ask your solicitor or the Residential Tenancies Board first. We can hold the clearance until you are confident.

If the tenant has left voluntarily and agreed in writing that you can dispose of what remains, keep that message. If the position is unclear, a short delay to take advice is cheaper than a dispute later. Whatever you decide, write it down, and send us the instruction in writing too.

What happens to the different things a tenant leaves behind

Landlords are often surprised by how much can be reused or recycled. This is how we handle common categories.

Furniture

Sofas, beds, tables and wardrobes in reasonable condition are set aside for reuse where possible. Items that are broken, stained or infested go for recycling or licensed disposal. Mattresses are bulky and are a very common leftover.

White goods and electricals

Fridges, freezers, cookers, washing machines and televisions are removed and handled as waste electrical equipment. Fridges and freezers are emptied of contents first, which is useful to mention if the property has been vacant for some time.

Food and household consumables

Perishable food, opened packets and toiletries go in the general waste stream. If the property has been empty for a long time, expect the smell and tell us in advance.

Clothes, bedding and textiles

Clean items can often be donated. Soiled or damaged items go for disposal. Anything that looks like it belongs to the tenant and is valuable is set aside and reported to you.

Paperwork and personal items

Letters, bank statements, identity documents and similar papers are not thrown away. They are set aside and reported, and you decide what happens next with legal advice if needed.

Bicycles, garden equipment and outdoor furniture

These are common in gardens and sheds and are included in the quote when you send photos of the outside. Check for anything belonging to a neighbour before you assume it is the tenant's.

Carpets, curtains and fittings

If you are replacing them, we can lift carpets and underlay, take down curtains and blinds, and remove free-standing units as part of the clearance, so that the decorators start on day one.

Hazardous items

We do not take asbestos, clinical waste or hazardous chemicals. We cannot take paint, solvents, oils, chemicals, batteries or gas cylinders; take them to a civic amenity site or a hazardous waste collection, and we clear the rest.

What affects the price of a rental clearance

Every property gets a fixed written price from photographs or a visit. These are the things that set it, so you can send the right photos first time:

FactorWhy it mattersWhat to send or tell us
Volume of contentsThe biggest factor: truck space and crew time.Photos of every room, the attic, shed and garden
House or apartmentFloors, stairs and any lift or loading rules change the carrying time.Floor level, lift access, parking distance
ConditionSoiled, damp or heavily cluttered contents take longer to clear safely.Honest photos - do not tidy first
Items to be keptYour own furniture or appliances stay and need to be protected.A list or labels on anything staying
Strip-out extrasLifting carpets or removing curtains and fitted units adds work. What is to be stripped and what is to stay
Your deadlineA tight deadline limits the days that can be used; timeframes are not promised before we have seen the job.Viewing or move-in date
Keys and accessCollecting keys from an agent or key safe is routine but needs planning.Who holds the keys and any alarm or gate codes
Number of propertiesSeveral units on one route are more efficient than one at a time. All addresses and a preferred order

From left-full to lettable

The sequence most Celbridge landlords follow:

  1. Document the propertyPhotographs, meter readings and a note of what is yours.
  2. Take advice if neededIf the tenant's belongings or the end of the tenancy are unclear, speak to a solicitor or the Residential Tenancies Board before disposing of anything.
  3. Send photos for a quoteA photo of each room, plus the garden and any shed. Tell us who holds the keys.
  4. Agree a fixed price and dateOne written price covering labour, transport and disposal. We do not promise timeframes before we have seen the job; once we have your photographs we tell you what dates are available.
  5. We collect keys and clearContents are sorted at the truck for reuse, recycling or licensed disposal. Anything personal is set aside and reported to you.
  6. Sweep and photographsEvery room is swept and photographed. Dated before-and-after photos are sent for your records.
  7. Next steps for the rentalCleaners, repairs and decoration, then photographs and the next listing. We leave the property swept so those trades can start straight away.

Timing: working back from the next tenancy

A rental is losing money every day it sits empty, so most landlords work backwards from the date they want the next tenant in. A realistic sequence looks like this:

  • Move-in or viewing date: the date the property must be ready.
  • Before that: photographs and listing, which need a cleared, cleaned property.
  • Before that: repairs and decoration, which need an empty, swept property.
  • Before that: cleaning, which needs the clearance finished.
  • Before that: clearance, which needs keys, access and agreement on what is staying.

A typical two- or three-bedroom rental can be cleared in half a day to a day. A full family house with attic, garage and shed takes a day; a very full one, or a hoarded property, takes longer. If you have a hard deadline, tell us the date when you first get in touch, and we will tell you straight away whether we can meet it.

Access, estates and apartments in and around Celbridge

Properties in Celbridge range from houses in housing estates to apartments and older houses with limited parking. A few practical points apply to all of them.

  • Estates. Most estate roads are fine for a truck, but cul-de-sacs, tight bends and heavy on-street parking can restrict where we can stop. Tell us about any known difficulty and send a photo of the street.
  • Apartments. Many blocks require lift bookings, have loading-bay time limits and set moving hours through a management company. Tell us the floor, whether there is a lift, and who manages the building. Our apartment clearance page covers this in more detail.
  • Keys. If the agent or a neighbour holds the keys, we collect them on the morning and return them as you direct.
  • Neighbours. A quick word from the landlord or agent to neighbours, particularly in a shared building, avoids complaints about noise or parking.

Vacant rentals and portfolio turnovers

Not every clearance follows a difficult tenancy. Landlords with several properties often book a clearance simply because a tenancy has ended and the next one starts in a week, or because a long-void house needs emptying before refurbishment. If you manage more than one property in Celbridge or the nearby towns, tell us the addresses and preferred order: several units can be cleared in one day on a planned route, which saves both time and cost.

For a house that has been empty for a long time, expect a few extras: post piled behind the door, damp-affected contents, a garden that has grown wild. These are routine for us, and honest photographs help us come prepared.

Alongside Celbridge we cover nearby towns including Leixlip, Maynooth, Straffan, Clane and Naas, as well as the rest of County Kildare.

Choosing a clearance company for rental work: what a landlord should check

A rental clearance is a business transaction, and a few checks protect you whoever you choose.

  • Waste carrier authorisation. Anyone removing waste should be an authorised waste carrier and be willing to give you the permit number. Ours is Waste Collection Permit No. NWCPO-25-13287-01, held by Krystal Klean Express Limited.
  • Insurance. Ask whether the crew is insured for work in other people's property. A rental with a shared hallway or neighbours makes this more important.
  • Fixed or hourly pricing. A fixed written price from photographs tells you the cost before the day. Hourly rates can look cheaper and finish higher.
  • What the price includes. Check that labour, transport and disposal are all covered, and ask whether carpet lifting or dismantling are extra.
  • Handling of personal items. Ask what happens to papers, photographs or valuables found in the property.
  • Proof of work. Dated photographs of every room are the simplest evidence for your deposit file.
  • Availability. If you have a deadline, ask directly whether they can meet it, and ask for that in writing.

It is also worth asking how a company deals with keys. A reputable firm will collect keys on the morning, record when they are returned and who received them, and will not hold on to spare copies.

Keeping records that protect you

Good records resolve most landlord disputes before they start. After a clearance, keep the following together in one folder:

  • The photographs and video you took before the clearance.
  • Our dated before-and-after photographs.
  • The written quote and invoice.
  • Any written instruction you gave about what to keep or dispose of.
  • A note of any items we set aside and what you decided to do with them.
  • Meter readings and the date keys were returned.

If a deposit is disputed, these are the documents a landlord, agent or the Residential Tenancies Board will typically ask to see. We cannot advise on the dispute itself, but we can make sure the practical record is complete.
